Buying A Home

Congratulations on the first step of buying a home!  Having sold real estate in central Florida since 1986, I have represented thousands of buyers and sellers and can offer my experience through the entire process of buying or selling a home.  Starting with the mortgage and continuing right through the closing, and beyond. I have access and can represent you on any property for sale. I will review the comparable sales in the neighborhood with you and prepare an offer based on value, condition, and budget for your new home.  I have worked with the areas top builders and can negotiate the best terms possible if you would like a new home or prefer to build. I can also help you shop for the best interest rates and terms and can suggest reliable mortgage lenders. I have contacts at the area's top insurance companies and will assist in obtaining home owners quotes. I have experience with the best home inspectors and contractors in Central Florida, and would be happy to make recommendations and share local knowledge, all at no cost to you. 

Simply tell me a little about what would be the perfect home for you, and we will find it.  I will send you updates on current and future listings through the Orlando Regional Realtors Association's "Multiple Listing Service".  These will be properties that meet your specific search parameters supplied by you immediately as they are listed, you will also receive status changes including price adjustments to the current listings.

Get Pre-approved for a Loan

Obtain a copy of your credit report and your score, and if necessary, do what you need to do to improve it. The higher your score, the better your interest rate and terms. You can get this information online, or I can help you. There are a myriad of financing options in todays market ranging from FHA, VA, Conventional and Investor loans. Each tailored to suit your specific needs and criteria. Find a Realtor who's familiar with all of them and can advise you which one might be best for you and recommend a lender who specializes in the type of loan which works best. 

 

Determine Your Price Range and Area(s) in Which You’re Interested

By now, you should have a good idea of how much home you can afford. This helps you narrow down your home search. You should also begin researching the neighborhoods in which you might want to live. I can assist you with this.

Decide Which Amenities and Features You Must Have – and Which Ones Would Be Nice but not Necessary

How many bedrooms and bathrooms do you want? Would you prefer a newer home or an older one with established landscaping? Which features would you be willing to give up if you were to find the otherwise perfect home?

Begin Testing the Market

Right here on my site, you can find listings that meet your criteria as well as neighborhood data. See what’s available in your price range and explore neighborhoods.

With Your Agent, Begin Seriously Looking at Homes

I can compile a list of homes based on your criteria, or show you any homes you might have already found, including any that might have just been placed on the market.
Look at homes with a critical eye – does the floor plan work for you? Is the property in good condition? Would it be right for your lifestyle? In short, can you imagine yourself and your family living there?
Take notes at each home you visit. What are your likes and dislikes? Narrow down your choices.

Make an Offer

When you’ve identified the home you want to buy, be ready to help your agent prepare a written offer quickly. Your agent will be familiar with market values and will help you arrive at a price that gives your offer the best chance of being accepted.
At this stage, try not to become emotionally attached to a home. Your offer may not be accepted for any number of reasons. Have backup homes in mind. Be prepared to negotiate through your agent with the sellers.

Once Your Offer Is Accepted

Once your offer is accepted, you’ll be asked to submit an earnest money deposit that is contingent upon a satisfactory home inspection and qualifying for the mortgage.
Begin making moving arrangements. Select a mover, obtain change-of-address cards, and inform friends and relatives.
Have the property professionally inspected, and if necessary, request repairs. Obtain homeowner’s insurance quotes to provide to your lender.

Once your mortgage is approved and closing is scheduled, contact the local utility companies to have service transferred into your name the day of closing.  Sellers will have utilities turned off the same day and this will save you a reconnect fee with many providers.
 

Before closing, stage a walk-through the day before or day off the closing to insure the property is in the same condition as when you made the offer.

At Closing
